How it works
A price against your property, not a headline figure
Tell us the address, roughly how many circuits, whether anyone is living there, and when the current report expires. That last answer often means we tell you to wait, because an EICR runs on a five-year cycle and there is nothing to gain from booking early.
An EICR is a statutory document that a local authority can ask a landlord to produce. It is only as good as the competent person signing it, which is why the qualifications matter more than the marketing.
- Inspection and testing to BS 7671, by someone qualified to do it
- A full schedule of test results, not just a pass or fail
- Any findings coded, and anything unreachable recorded honestly
- Registration and insurance details with your quote, so you can check them yourself
- Remedial work quoted separately, and you are free to use someone else
The law
Cited, dated, and re-checked
Everything this site says about the regulations carries its source and the date it was last verified. That is not decoration. Two of the facts on these pages changed within twelve months of being written: the maximum penalty rose to £40,000 in 2025, and in July 2026 the standard changed which classification codes make a report unsatisfactory.
Plenty of pages in this sector still describe the previous position on both. Some of them also state that commercial premises must be inspected every five years by law, which has never been true.
Where we have not been able to verify something, we leave it out and say why rather than printing a figure that looks authoritative.

Registration and insurance details come with your quote, so you can look them up on the issuing body's own register before you commit to anything.
Any website can type a scheme name onto a page. The number, and your ability to check it, is the part that means anything.
