EICR cost tracks circuit count and access
We do not publish a price, because we have no figure we could stand behind. Anyone quoting a single EICR certificate price without seeing the property is guessing. What we can tell you is what actually moves the number, so you can read a quote rather than guess at one.

Circuit count sets the EICR cost floor
An inspection tests circuits. A flat with six circuits and a labelled board is a smaller job than an older house on its second consumer unit with a loft conversion, whatever the floor area says.
This is why quoting by bedrooms is a rough proxy at best. Bedrooms correlate with circuits loosely and with access not at all.
Access is the other half
Testing needs each circuit isolated and a sample of accessories opened up. A board in a hallway cupboard is quick. A board behind a fitted wardrobe, or a tenanted HMO where five rooms need arranging, is not.
In occupied property, access is also the most common reason a visit has to be repeated, and a second visit costs somebody.
What a cheap quote usually leaves out
- The schedule of test results, which is the working behind the verdict
- A proper sample of accessories, rather than a look at the board
- An honest record of what could not be reached and why
- Time to explain what the codes mean for your property
Remedial work is priced separately
An inspection tells you what is there. Anything that needs doing is separate work, quoted separately, and you are free to have it done by someone else.
A quote that bundles inspection and unspecified remedial work into one figure is quoting for something nobody has seen yet.
What you get
A report records circuits, codes and limitations
The verdict is the least useful part. What matters is the schedule of test results behind it, the coded observations, and an honest record of anything the inspection could not reach.
A ticked box and nothing else is a verdict with no working shown. Worth knowing before you accept one, whoever arranged it.

An EICR is only as good as the person signing it. Every inspection here is carried out to these standards, and each one is checked against the issuing body's own register rather than taken on trust.
Qualified to inspect, not just to install
Inspecting an existing installation is a separate qualification from wiring a new one. A good installer is not automatically the right person to sign a report.
Registered with a competent person scheme
Checked on the scheme's own public register, not a badge on a website.
Public liability insurance, in date
We check the certificate and the expiry date, not just that one exists. A lapsed policy is the most common reason to turn someone away.
You get the test results
Not just a pass or fail. The report lists each circuit and the readings taken, which is the part worth checking.
Working to the current standard
BS 7671 as amended in 2026. That amendment changed which findings make a report unsatisfactory, and not everyone has caught up.

Why will you not publish a price?
Because we do not have one we could stand behind. A headline number that changes once someone has seen the consumer unit is worse than no number, and this site does not carry out the work, so any figure would be a guess about somebody else's pricing.
Is a cheaper EICR a worse one?
Not necessarily, but a cheap report and a thorough one are different products, and the difference shows up in the schedule of test results or in its absence. Compare what is included, not just the total.
Do several properties cost less each?
Usually, if they can be done in a run. That is a scheduling conversation rather than a published discount, which is why portfolios and social housing programmes are handled differently from single visits.
